TERMS AND CONDITIONS

BOOKING TERMS

  1. By booking with us you automatically agree to these T&C's.

  2. All bookings are subject to availability.

  3. Check-in is usually from 3-4pm and Check-out by 10am, unless otherwise agreed.

  4. All bookings are provisional and become confirmed on receipt of payment of a deposit of 25% of the total holiday cost.

  5. The balance must be paid six weeks before the first day of the booking - on receipt of your 2nd invoice.

  6. For bookings made less than six weeks in advance, full payment must be made at the time of booking.

  7. A receipt will be issued for all payments made.

  8. Booking Changes:

    • We will always try to accommodate changes where possible. 

    • If you wish change your booking, we will try to accommodate you as far as possible but this will depend on availability at the time of request.

    • If you wish to change your booking less than six weeks before the start of your booking, to a lower ranking period, i.e. from Peak to High, then a penalty may apply at the discretion of the owner.

  9. Booking Cancellations:

    • If you wish to cancel your booking more than six weeks before the start date of your booking, a full refund will be made less £35 administration charge.

    • If you wish to cancel your booking less than six weeks before the start date, you will incur a charge of 25% of the total cost of your booking, unless the property is re-booked by another party, in which case you will receive a full refund.

    • If you wish to cancel your booking at any point from the start of your booking onwards, then there can be no refund.

    • Cancellations due to changing Covid-19 rules are unavoidable and we will treat each case on a case-by-case reasonable basis.

    • We reserve the right to cancel any booking at any time.  Any booking cancelled by us will receive a full 100% refund.  

  10. We strongly advise you take out holiday insurance.

  11. A £150 Good Housekeeping bond is payable for each booking.  This will be returned at the end of the stay on condition that the property is returned in a clean & tidy state.  Our cleaners will inspect the property once vacated and report any loss, damages and/or untidy conditions to us.  If this is the case, then we reserve the right to keep the £150 deposit in full or part to repair/replace/clean as necessary.  

  12. Wifi is provided by PlusNet and is unlimited.  The speed is variable and we take no responsibility for interruptions or loss of service due to the network being unstable.  There is good 3G/4G mobile telephone signal in the location so you are free to use your own smartphones, dongles or other devices for your own Wifi.

  13. Please make sure you report any missing and/or damaged items at the start of your occupancy so as not to be unduly charged for items not damaged by you.

  14. Please advise us of any special requests as soon as possible so we can try to accommodate them.  

 

 

 

HOUSE RULES

  1. No Smoking

  2. No Pets unless by prior arrangement (additional fair rules apply)

    • Please bring your own pet bed.

    • No pets allowed on any furniture at any time, including chairs, sofa or beds

    • No pets allowed upstairs whatsoever - use the stair gate to prevent access

    • All poo must go into the bins on the links for this purpose, not into our bins or in our garden.

    • Dogs should not be left alone in the house at any time.

    • Please clean up 100% of any pet hair and pet smell before you go as this is not on my cleaner’s remit.

    • Any trace of pets on departure may result in some or all of your bond being used to pay extra cleaning fees.

  3. Please inform us of any problems as soon as possible so that we can rectify things as quickly as possible and not spoil on the enjoyment of your holiday.

  4. Up to six people may stay in the house, no additional guests without consent please.

  5. No parties to be held on the property.

  6. Please be courteous to our neighbours at all times and remember that they live there while you are on holiday.

  7. Please take good care of our house and return it in the same good clean and tidy state at the end of your stay.  Please note the following points;

    • Follow all new Covid-19 cleaning rules which now include stripping the beds and bagging up your used linens and towels.

    • Dishes should be properly washed, dried and put away

    • Fridge should be emptied and wiped down inside

    • Oven should be clean inside with all wire trays and oven inserts clean

    • Hob should be clean and free from marks

    • Rubbish should be in the bins outside

    • Recycling items should be in the recycling bin – not glass (glass to recycling bins at harbour)

    • Bins should be put out on the relevant refuse collection days

    • All items to be returned to their original location

If you go out the front door, onto the Parkie, walk across the grass to the 2nd little road on the left hand side (the one with the new house at the end).  48b is the 3rd (or last) house on the right side of the road.
